SBJ: Boys & Girls Clubs plans groundbreaking next week for teen center

Construction is set to commence this month on a multimillion-dollar teen center for a nonprofit along the Grant Avenue Parkway.

The Boys & Girls Clubs of Springfield Inc. has scheduled a Feb. 15 groundbreaking ceremony to kick off work on The Risdal Family Center for Great Futures, according to a news release. The two-story, 32,000-square-foot building will be constructed at 804 W. Catalpa St. and is intended to serve middle and high school youth with after-school programming in areas including education, workforce readiness and the arts.

Ross Construction Group LLC is general contractor for the project designed by architect Buxton Kubik Dodd Design Collective. Amenities for the center will include a gym, dance and fitness studio, games room, esports lounge, kitchen, dining space, art room, office spaces, study rooms, library and an art gallery, according to the release. The center also will include a health clinic and dedicated space for providing free mental health services. Land has been moving at the site in recent days, with trees removed to make way for the development plans.

Through the project, BGCS anticipates doubling its current reach among middle- and high school-aged students, with plans to serve around 1,000 youth annually. The center is projected to open in early 2025, according to officials.

“Serving the kids who need us most is our mission, and this community project does just that,” BGCS CEO Brandy Harris said in the release. “There are so many middle and high school students that need safe, empowering spaces to go after school.”

The nonprofit originally announced the project in 2022, at which time the teen center was planned as a three-story, 44,000-square-foot building, according to past Springfield Business Journal reporting. Nonprofit Foster Adopt Connect Inc. intended to occupy the third floor, leasing space from BGCS. However, Foster Adopt Connect Executive Director Brandi VanAntwerp said last year the organization decided to stay in its Youth Connect Center, which opened downtown in late 2022 and provides community services for ages 13-18. Amber Alcorn, BGCS director of strategic communication, said Foster Adopt Connect remains a strong partner and will be involved with programming at the teen center.

When the teen center was announced, BGCS officials set a $12 million goal for the facility’s capital campaign, which includes three years of operating expenses. Despite a smaller building than originally planned, rising construction costs resulted in the campaign’s goal remaining the same, Alcorn said, adding more than $7 million is currently committed to the project.

BGCS in 2022 received $2 million in American Rescue Plan Act funding from the city and $2 million from Greene County for the project. That’s in addition to over $3 million raised to date through private donations, including an undisclosed amount from Jon Risdal, a longtime supporter and current BGCS board member. That donation resulted in naming rights for the facility.

The teen center will be adjacent to Nordic Landing, a roughly $10 million development designed as a low-income affordable housing option. Debbie Shantz Hart, co-owner of DHTC Development LLC, the developer of the 41-unit, nearly 40,000-square-foot apartment complex at 810 W. Catalpa St., said it is set to wrap by first-quarter 2024, according to past reporting. Hart said this morning the project should receive a certificate of occupancy by March.

Project description: The centerpiece of Evangel University’s Here. Now. capital campaign, which has raised $18 million toward its $22 million goal for new construction on campus, the Valor Center, is starting to rise on the west side of the university’s grounds. North of the football field, the building includes the 30,000-square-foot Randy Rowden Training Facility with VIP football seating overlooking the north end zone. The training facility will house football and soccer programs, according to the university’s website, as well as a strength training room, athletic medicine hub and a 2,500-square-foot multipurpose room for campus events. University spokesperson Erin Hedlun said the Valor Center arena will include a home-game court and two other courts for basketball and volleyball practices and tournaments, as well as a concourse with concessions, offices and meeting rooms. The arena will seat around 1,300, she said. “We’re excited to have not only a space for our athletes but also another great space on campus to host all sorts of student events and even community events,” Hedlun said.

Description: The iTooth Family Dentistry facility under development in south Springfield is centered on patient care, according to its owner, Dr. Lance Robbins. “Many patient-centered features will enrich our guest experience from the moment they walk through the doors at iTooth,” he said in an email. “We are moving the front office concept to the upper level.” This means patients will be greeted by staff when they begin their visit, but business calls will be addressed in a private area on the second floor. He added that dental workspaces will be fitted with monitors for both education and entertainment purposes and to provide chairside checkout. He added that the dental team will have a locker room with laundry machines plus an area for training. There will also be an outdoor patio upstairs off the kitchen for teambuilding and relaxing after hours. Bryan Properties LLC is targeting a launch later this year for the first phase of an Ozark apartment complex.

Ron Davis, spokesperson for the property manager and developer, said Phase I of River Ranch, comprising 60 of 240 planned units, is projected to open in September. HC Rogers Construction Group LLC is serving as general contractor for the project designed by Buxton Kubik Dodd Design Collective, Davis said. He declined to disclose the project cost and was unable to provide a full timeline on the apartment complex by deadline.

Officials with the Show Me Christian County Economic Development group see the River Ranch project as a boon to population growth.

“The first step to increasing Christian County’s professional workforce is to provide modern, accessible housing,” said Kristen Haseltine, president and CEO of Show Me Christian County, in a news release. "It’s a necessary step for growth. The adage ‘retail follows rooftops’ holds true for attracting new businesses of all kinds to the county.”

The River Ranch development, 2390 W. Spring Drive, was announced in March 2022.

Description: A new house for the Missouri State University chapter of the Sigma Chi fraternity is expected to be ready for the next academic year, according to Annie Cox, project manager at Ross Construction Group. Rising on the western edge of campus, the three-story fraternity house will feature a combination of siding and brick with a covered patio on both the front and back of the building. The interior is designed with 14 apartment units, plus a computer lounge, study hall, library and fully equipped kitchen. MSU’s Eta Kappa chapter of Sigma Chi is one of 244 in North America, and while its new house is under construction, the chapter is temporarily housed at 1046 E. Elm St.

The newest facility for Springfield-based preschool and early child care operator Little Sunshine’s Enterprises Inc. is open in Ozark.

The 9,000-square-foot preschool at 4801 N. Town Centre Drive opened Nov. 7, said Kelly Yust, director of marketing for the company, which does business as Little Sunshine’s Playhouse and Preschool. It’s a new Ozark home for Little Sunshine’s, which previously had operated its school in town at 4910 N. 21st St. since 2005. The newly constructed building is more than twice the size of the former school’s 3,576 square feet, Yust said, declining to disclose the project cost.

“It has always been a priority to serve the growing number of families in the Ozark area,” CEO Brett Roubal said in a news release. “We believe children deserve access to high quality educational care and are committed to providing that for families in Ozark and throughout the U.S.”

The new all-inclusive preschool serves roughly 120 students at full capacity and features outdoor playgrounds with custom-built playhouses, water features, shade structures and tricycle paths, according to the release.

“We are so excited to be able to open a bigger center to offer the magical home away from home so many families in the area have come to know,” said Tonya Wells, program director, in the release.

Ross Construction Group LLC was general contractor for the project designed by Buxton Kubik Dodd Design Collective, according to past reporting.

Yust said the company plans to sell its former school building but has no current timetable in place. She said Little Sunshine’s has 30 schools open in 10 states, adding four more are under construction. One of those future school locations is in Omaha, Nebraska, which will mark the 11th state for the company, she said.

Project description: The second phase of Logan Heights Apartments consists of a trio of three-story buildings with 24 apartment units in each for a total of 72, according to Brendan Butler, project manager for Morelock Builders. One- and two-bedroom units will be available, he said, with one-bedroom units around 600 square feet and two-bedroom units ranging above 1,000 square feet. Planned amenities include a fitness room and outdoor pool. Phase I, also a three-building project, opened in 2020. Operated by Spark Professional Management LLC, similar units range $849-$1,145 per month on Apartments.com. The Spark website describes interiors with large kitchens, washer and dryer units, walk-in closets and modern fixtures, while the complex offers on-site management, a maintenance team and a coffee bar. The apartments are located within the Logan Heights subdivision, which contains 105 single-family homes, 14 duplex units, 40 condominiums for 55-plus residents and 40 affordable housing units. Future development plans include 34 additional 55-plus units and over 5 acres of general retail space, according to Butler.

Evangel University this morning broke ground on an $18.5 million building to support the school’s athletic programs.

The 70,000-square-foot Valor Center is being built in the northwest corner of campus near the Ashcroft Center, according to a news release. The project includes the Randy Rowden Training Facility, which will occupy 30,000 square feet on the south side of the Valor Center. Central Missouri philanthropist Shirley Rowden contributed a $1 million gift to the university in May.

Evangel spokesperson Erin Hedlun said Williams Construction is building the facility designed by Buxton Kubik Dodd Design Collective. It's slated for completion in the summer or fall of 2024, Hedlun added.

The Valor Center will house the university’s basketball, volleyball, football and soccer programs. A 40,000-square-foot arena is designed with a home-game court and two full cross courts for practices and tournaments, with seating capacity expected to be around 1,300, according to the release.

The Randy Rowden Training Facility includes the athletic director’s offices and operations, a training room, athletic medicine hub and VIP box seating overlooking the north end zone of Coryell Field, a donor-funded turf athletic field.

The Valor Center is part of Evangel's $24 million Here.Now capital campaign, according to the release.

Crews are demolishing a building on the south side to make way for a dental clinic.

At 5021 S. National Ave., at the intersection with Weaver Road, a new building for iTooth Family Dentistry LLC is slated to be developed, according to past reporting. Roughly 90% of the existing building is being demolished in preparation for construction of an 11,500-square-foot clinic, according to Brian Kubik of project architect Buxton Kubik Dodd Design Collective.

In a Facebook post yesterday, iTooth Family Dentistry officials said the company is moving to the site in late spring or early summer 2023. The business currently operates at 3211 E. Battlefield Road, Ste. 100.

Springfield Business Journal previously reported Buxton Kubik Dodd Design Collective is the architect and mechanical, electrical and plumbing engineer for the two-story addition and renovation for iTooth Family Dentistry. Richards Construction is the general contractor for the project and additional engineering work is by Anderson Engineering Inc., civil, and Toth and Associates Inc., structural.

The building being demolished formerly housed Dining by Design and Aviary Bakery.

Signage at the site indicates OakStar Bank is financing the project. The cost of the project is undisclosed, Kubik said.

With services including cleaning and preventive care, cosmetic dentistry and family dentistry, iTooth is led by Dr. Lance Robbins, according to its website. Robbins' LinkedIn profile indicates he's owned the practice for more than 13 years.

Spring View Dental Care has operated on the northwest corner of the National and Weaver intersection since 2013.
